Concerns Over Housing Affordability
In a recent report by Lindsay Tanney of News12, Bronx residents expressed frustration over the rising income requirements and steep rent prices for affordable housing lotteries. Despite several open lotteries, many feel the qualifications must be within reach for most local households.
For instance, one lottery requires a household income exceeding $86,000 for a one-bedroom apartment, which costs $2,500 monthly. Another listing sets the minimum income at $110,000, with a monthly rental price of $3,200.
Local Disparities in Income
“These apartments might be affordable for some, but they’re out of range for most people living in these neighborhoods,” says real estate broker Tano Holmes. Holmes suggests that a localized approach to calculating area median incomes (AMIs) would provide a more equitable system. While the citywide median household income in New York is $77,000, the Bronx median falls below $47,000, according to U.S. Census data.
Holmes also highlighted more affordable housing options, such as NYCHA apartments or Section 8 vouchers, as viable alternatives.
City Response and Lottery Opportunities
In response to concerns, the Department of Housing Preservation and Development (HPD) stated its goal is to provide housing across various income levels. A spokesperson noted that the City prioritizes creating homes for the lowest-income households and those leaving shelters when possible.
HPD encourages New Yorkers to apply to housing lotteries throughout all five boroughs, with 28 opportunities currently listed on Housing Connect. They also pointed out that some Bronx apartments are part of the 421-a tax exemption program, which helps stabilize rent increases.
The spokesperson emphasized that the AMI used in lotteries is determined by HUD and applies to the entire New York Metropolitan area, not just the Bronx.
